Plans for a £50 million redevelopment scheme with a boutique hotel offering magnificent views of the Sound have been unveiled.

Development specialists Henley Real Estate have been selected as the preferred bidder to develop the site of the now-demolished Quality Hotel in Cliff Road overlooking the Hoe.

Representatives from the company will be at Cabinet today (6 December) to outline details of their scheme which comprises a luxury 60-bedroom boutique hotel, with state-of-the art conference facilities, a full gym and spa and a panoramic penthouse with a fine-dining restaurant.

On the ground floor there will be bistro and bar overlooking a large terrace and every hotel bedroom will be spacious and have full panoramic ocean views.

Alongside the hotel there will be a separate tower comprising 80 bespoke apartments. Called 1620, the name for the entire development is linked to the date of the sailing of the Mayflower.

The developers plan to have the landmark scheme delivered in time for the Mayflower 400 anniversary in 2020.  This means that they plan to have the hotel built by 2019.

Council leader Ian Bowyer said: “This is fantastic news. To have acquired the site, demolished an eye sore building and attract a new exciting development in less than 12 months just shows what can be done with a bit of drive and courage.

“We took a bold and proactive approach and it is paying off.  Not only will this development deliver more high quality hotel rooms in time for Mayflower 400, it helps the city up its game as a year-round destination.”

The team behind the proposals estimate it will create 75 full time jobs once the scheme is built and Plymouth’s construction trade will also benefit through the build stage.

Co-founder and director Chris Henley said: “This is a phenomenal scheme for both Henley Real Estate and for the city as a whole. We are now excited to get on with delivering this statement development on what is one of the most prestigious sites in the country.”

Co-founder and director John Henley added: “We have already received enormous interest in our plans for this site and we look forward to engaging with both the community and businesses of Plymouth as we are confident this is a scheme that the city will be proud of for decades to come.”

Henley Real Estate is a London-based specialist development company, which has a track record of delivery of a variety of schemes including hotel, residential and retail.  It has a combined portfolio of £390 million including international developments

The Council bought the Quality Hotel site in January last year and by summer demolition of the derelict 1970s ten storey tower was underway.

Marketing of the site began almost as soon as the property was acquired and the Council worked with hotel expert JLL to develop the brief to enable the city to attract the right developer and hotel operator.

The company plan to submit their planning application in the New Year and subject to consent being granted, want to start work towards the end of next year.
